16. Will you attend the buyer’s home inspection? Have them explain why that is important.

               Once an offer is accepted and escrow is open, the buyer’s agent will be attending the home inspection process; but
               a listing agent’s responsibility is to protect a home seller’s interests, therefore attending the home inspection is im-

               portant to ensure things go smoothly.









              17. What type of marketing do you do such as color postcards or color flyers; do you have samples to show me?

              This is, perhaps, the most important question you can ask a real estate agent. You absolutely need an agent who

              specializes in niche marketing and who will do what it takes to get your home in front of all the right buyers. In addi-
              tion to explaining how they’ll list your home on the most-trafficked websites, they’ll go into detail about how they
              identify and segment potential buyers, so they know where and how to advertise.











                18. Are your fees negotiable and how do they work?

                No surprises understand ahead of time how to pay the realtor. Typically listing agents work under split commission.

                When the seller pays a listing agent, for example, 5% commission, that agent will split it with the agent who brought
                the buyer to the home. However, fees should always be negotiable.
