Decks - Hillcrest Section – Hillcrest Cluster

(11052-11100 Saffold Way – even only)

Color:
• All metal elements of the railing must be black
• Wood railing caps and railing support posts must be stained an approved deck stain color to match the deck or
painted/stained to match the approved house siding color
• Fascia board (trim around deck floor) and vertical supports must be stained an approved deck or painted/stained to
match the approved house siding color
• Underlying deck structural elements (such as floor joists) and deck surface planks may be left to weather naturally

Decks:
• Simple picket metal railing with metal or wood railing support posts
• Simple picket metal railing with metal or wood railing support posts and wide wood top rail trim and cap board
• Simple picket metal railing with metal or wood railing support posts and narrow wood top tail trim and cap board
• Simple picket metal railing metal railing with metal or wood railing with metal or wood railing support posts and
wood cap board

Railings:
• Approved replacement deck railing (vertical pickets w/sweep space) for the Hillcrest section of Hillcrest Cluster
• Approved the addition of Duron “Shipyard Green” #8625D as an alternative siding color (to replace “Bronze” for
the Hillcrest section of Hillcrest Cluster

Stipulation
The deck and railing be stained the house trim color, and the deck corners be at a 45-degree angle (not 90-degrees)

Upper-Level Decks
Original decks have four horizontal rails with a flat continuous cap board (not in conformance any longer)

Decks are expected to be single span decks supported by tension ties as per Fairfax County requirements for lateral supports.
