Fences - Bridges Section – Hillcrest Cluster

                                                     Front Fences

            •  Design: construction design must match the original design for the townhouse and may not extend beyond the
               property line; post caps may be included
            •  Construction: fencing must be installed with sections flat, level, and stepped to accommodate changes in grade; the
               bottom of the fence may follow the grade or be stepped; the “steps” should not exceed 6” at either top or bottom; all
               vertical members must be straight and plumb
            •  Height: even numbered homes, 46-48” H, odd numbered homes, 66-68” H
            •  Material: wood; composite may be used if its appearance closely matches that of natural wood and other existing
               fences
            •  Color: fences must be painted to match house siding; post caps, color: black
            •  Gates must match fence style
            •  All existing fences not in conformance with the above must be brought into conformance upon substantive repair
               and/or replacement.
            •  Replacement of an existing fence adhering to the above does not require a DRB application.  Any deviation from the
               original fence design requires a DRB application.






































                                                      Rear Fences
            •  Design: construction design must match the original design for the townhouse and may not extend beyond the
               property line; post caps may be included on “alternating size” style fences
            •  Construction: fencing must be installed with sections flat, level, and stepped to accommodate changes in grade; the
               bottom of the fence may follow the grade or be stepped; the “steps” should not exceed 6” at either top or bottom; all
               vertical members must be straight and plumb
            •  Height: average height of 6’ from grade and may vary from 5.5’ to 6.5’ to allow for stepping on sloped conditions
