Windows
All window replacements require an application to be submitted for review by the DRB
• All windows on an entire elevation (front, back, or side) of a townhouse must be replaced at the same time.
• Exterior color of the window frame must be dark brown.
• Window frame assembly dimensions: (upper-frame, lower-frame, side frames: must not exceed 4”, mid-section of frames,
if applicable: must not exceed 2”)
• Window trim dimensions: (approx. 4”)
• Windows as part of a sliding glass door assemble on the rear of a home must match the exact dimensions of the original
door, with three (3) equal lites, or use a nominally smaller overall dimension assembly, with three (3) equal lites. In the
event of the later, exterior walls must be extended to make up the overall length, utilizing the same finish as the siding and
trim on the rest of the home.
• Trim capping: (aluminum coil or vinyl, dimensions must not extend beyond the sill or moldings where it meets the brick
or siding of the house, color: to match house siding color)
• Trim color: painted to match house siding.
• No mullions or muntins allowed.
• Windows must be the same design, style and dimensions of the original windows.
Stipulations:
1. Different manufacturers and vendors may be used so long as the windows conform to the above standards in design,
style, dimensions and color.
2. Applications which conform to the above standards may be reviewed by RA staff.
3. The Hillcrest Cluster board must be made aware of all decisions, including decisions for applications that are reviewed by
RA staff.
