Scope of Services

The following summarizes the confidential services that Triad provides to its clients.
Whether engaged for site selection, office tenant representation, owner lease or
disposition negotiations, brokerage of office and industrial property, advisory services,

property management, secure financing, development of an office or industrial built-to-
suit, Triad’s thorough due diligence, extensive market knowledge, identification of
appropriate opportunities, and responsiveness to client’s needs are the key
tenets guiding Triad in formulating and implementing a customized program for all
clients we serve.

Brokerage:

Triad prepares and implements strategies for the acquisition, leasing, and disposition
of real estate properties. With a focus on maximizing value, Triad’s services include:

property and market evaluation, preparation of first class marketing materials,
proactively exposing the property to stimulate prospective purchaser interest,
identification of qualified purchasers, negotiating the purchase agreement,
assisting with purchaser due diligence, and chaperoning the process from
commencement through closing. This hands-on and coordinated
marketing effort is structured to successfully achieve the most favorable
results for the owner.

Financing Services:

Triad formulates creative financing plans to balance the client’s near
term cash requirements with the capital source’s long-term yield
requirements for optimal results. Triad has the capability and

experience to handle virtually any type of financing transaction for any
commercial real estate asset. Since inception, Triad has secured debt
and equity financing exceeding $750 million.

advantage of Triad relationships and track record with institutional
investors, such as pension funds and life companies, as well as its
relationships with private, entrepreneurial investors. Prevailing and
applicable financing vehicles in the market place are identified,
evaluated and presented to the client. They include: fixed and variable
rate debt, sale and leaseback proposals, participating and convertible
mortgages, credit enhancement, traditional and nontraditional debt,
forward commitments and institutional and entrepreneurial equity joint
ventures. Upon approval of the capitalization plan by the client, Triad is
prepared to originate, negotiate and orchestrate the closing of the
required financing.
