Lease Negotiations:
Triad negotiates lease agreements, ground lease agreements and development, management, and
leasing agreements (DMLs) for its clients on a select basis. When leasing office, medical office,
industrial or retail space for the Landlord, Triad creates value to the ownership entity through the
negotiation of favorable lease terms while maintaining sensitivity to the lease’s effects on the project’s
capitalization. To create value for its clients, Triad focuses on not only initial rent and term, but also on
effective utilization of space, load factors, expense
stops, expansion provisions, renewal and purchase
