The handrails to the stairs do not comply with current Building Regulations as they are only 840mm from the floor.
Approved Document K of The Building Regulations 2010 advises that in all buildings handrail height should be
between 900-1000mm measured to the top of the handrail from the pitch line or floor. Handrails can form the top of
a guarding if the height can be matched.

Estimated Costs £400-450.00

Windows / Doors

There is a slim cover strip in front of the front door threshold that has broken in the centre and will need to be
replaced.

The doors on the landing are provided with boarded fanlights above and we cannot confirm the composition of the
boarding as these have been painted. Whilst it is unlikely that the boards contain asbestos, asbestos is occasionally
used in boiler and cylinder cupboards. The boards are undamaged and should be left alone; the surface should not be
rubbed down during decoration unless they have been tested. Further information on asbestos containing materials
may be found towards the end of this report.
