       Drainage




       We believe the property is connected to the main drainage system although your legal adviser should confirm this
       prior to exchange. They should also check and confirm proper necessary easements exist and establish liability for
       maintenance and upkeep of any section of private sewer that runs through land outside your boundaries before
       connecting with the mains.

       If the water supply is found to be shared, check that proper legal arrangements are in hand.

       Details / Defects / Issues: Yes. Items of concern have been listed below.

       There was an inspection chamber to the front driveway.  The cover to this was not lifted as it was filled with paving.

       There is a channel drain at the front boundary with the footpath which requires cleaning out.


       The soil vent pipe (SVP) runs internally within the property and emerges through the front roof slope. The pipe is
       open at the top and needs to be fitted with a ventilated cap.

       There is a gulley beneath the kitchen window at the front that takes a number of pipes from the kitchen. The planting
       obscured the gulley, however, we noted that at least one pipe was missing the gulley and will need to be extended
       and directed into the gulley.
