Details / Defects / Issues: At the time of the inspection no visible defects were observed.
There is a single brick chimney that rises through the roof which contains one flue serving the lounge chimney breast.
The brickwork is in good order and the flue is provided with a ventilated appliance terminal.

Guttering & Rainwater Pipes
Gutter Downpipe Cracking to soffit
Details / Defects / Issues: Yes. Items of concern have been listed below.
Gutters are replacement PVCu and the rainwater downpipe to the front is also PVCu in good condition. At the rear,
there are two original cast iron rainwater downpipes to either end of the property which are a larger diameter than
the PVCu gutter outlet which will discharge into the open tops of the downpipes. There is a possibility that this
arrangement may lead to some splashback during heavy rain, and the soffit board adjacent to the rainwater
downpipe outside bedroom 3 appears to have suffered some damage which may be attributable to this. The outlet
should be monitored during rainfall to ascertain whether there is a problem and whether a new seamless joint must
be formed.
