                                              EDF Energy, Wealden House, Lewes Road, Ashurst Wood



               5.20  Paragraph  175  states  that  when  determining  planning  applications  local  planning

                      authorities  should  refuse  applications  for  development  resulting  in  the  loss  or

                      deterioration of irreplaceable habitats such as Ancient Woodland.


               5.21  Relevant paragraphs from the NPPF are attached at APPENDIX 2.


                      THE DEVELOPMENT PLAN


               5.22  The Development Plan comprises the Mid Sussex District Plan 2018 and the Ashurst

                      Wood Neighbourhood Plan 2016.


                      Mid Sussex District Plan


               5.23  Policy  DP6  of  the  District  Plan  confirms  that,  outside  defined  built-up  area

                      boundaries, the expansion of settlements will be supported where the site is allocated
                      in a Neighbourhood Plan.


               5.24  Policy DP17 relates to the Ashdown Forest SPA.  The policy requires a contribution to

                      mitigate the impacts of residential development within a 7km zone of influence around

                      the SPA.


               5.25  Policy  DP20  concerns  the  delivery  of  infrastructure.    The  policy  states  that

                      contributions  will  be  required  towards  the  infrastructure  and  mitigation  measures
                      made necessary by development proposals.



               5.26  Policy  DP21  relates  to  transport.   The  policy  requires  development  to  provide
                      adequate  car  parking  taking  into  account  the  accessibility  of  the  development,  the
                      type, mix and use of the development and the availability and opportunities for public

                      transport.
