5.27 Policy DP31 relates to the provision of affordable housing. The policy states that the
Council will seek the provision of a minimum of 30% on site affordable housing for
all residential developments providing 11 dwellings or more. The policy further
states that proposals that do not meet these requirements will be refused unless
significant clear evidence demonstrates that the site cannot support the required
affordable housing from a viability and deliverability prospective.
5.28 The relevant policies from the Mid Sussex District Plan are attached at APPENDIX 3.
Ashurst Wood Neighbourhood Plan 2016
5.29 Policy ASW9 of the Neighbourhood Plan allocates the appeal site for residential
development subject to development respecting a number of criteria that are set out in
the policy. The accompanying text to the policy identifies the site as having an
approximate capacity of 50+ dwellings.
5.30 Policy ASW14 of the Neighbourhood Plan relates to design and character. It requires
all new development to demonstrate good quality design and respect the existing
character and appearance of the surrounding area. The policy sets out a number of
criteria to be taken into account.
5.31 Policy ASW15 of the Neighbourhood Plan concerns affordable housing. Schemes of
four or more dwellings will be expected to provide a minimum of 30% of affordable
housing. Proposals that do not provide the required level of affordable housing will
be required to provide clear evidence to demonstrate the financial reason why it
cannot be provided.
5.32 Policy ASW21 relates to parking provision. The policy sets a minimum standard of
two parking spaces for dwellings of 1-3 bedrooms.
