               For mitigation of the impact of the proposal on the Ashdown Forest the
               following sums would be required:

               Strategic Access Management and Monitoring (SAMM) mitigation
               £104,754

               Suitable Alternative Natural Greenspace (SANG) £63,015

               These items amount to £497,666, or the equivalent of £9,216 for each unit,
               a very significant sum.

               5.4  Values

               In  order to ascertain the  likely  prices for the proposed  units  it has  been
               necessary  to  establish  prices  for  comparable  properties  sold  in  the
               immediate surroundings.

               I have looked at the current new sales being marketed in the Ashurst Wood

               area.   These are shown on the following page:
