It  is  helpful  in  trying  to  define  prices  for  the  schemes  to  look  at  the
               relationship between price per square metre and unit size.

               This  is  done  on  the  following  page.    This  shows  the  relationship  and
               quantifies it in the form of a linear regression equation for the scheme.                It
               shows a strong negative correlation between unit size and price per square
               metre.


               I have applied the equation to the subject development.  On the basis of a
               scheme of 100% Market housing the gross development value for the 54
               units is £15,194,588.

               The prices adopted are shown in the right hand column of the table on the
               following page.
