5.5 Parking was provided in accordance with the West Sussex Residential Parking
Demand Calculator and either arranged in undercrofts or placed between and
behind buildings to limit its impact along major sight lines.
5.6 The proposed built form was sited outside the 15 metre Ancient Woodland
buffer and addressed the woodland rather than backing onto it. Whereas, this
area was previously covered in hardstanding and used as parking (also lit), this
was greatly reduced, and a landscaped communal area created in lieu. A
smaller centralised public open space is located along the central spine road.
5.7 Narrow, longitudinal buildings were the defining typology, providing
enclosure to the public realm and split into separate blocks with stepped
facades to boundaries further reducing their visual impact. Therefore, large
monolithic building masses have been avoided.
5.8 The proposed scheme was designed not to prejudice the adjacent Wealden
House Life Improvement Centre (also allocated in the AWNP) coming forward
in the future for residential development and this was demonstrated in the
accompanying Design & Access Statement.
