TRASH ROOM COOLING AND EXHAUST SYSTEM
1. The trash room will be served by one (1) dedicated exhaust fan located on the roof sized for 6 air changes.
2. Trash room will also be provided with one dedicated VRF fan coil unit.
FUEL OIL ROOM EXHAUST SYSTEM
1. The fuel oil room will be served by one (1) dedicated exhaust fan located on the roof.
2. Makeup air for the fuel oil room exhaust system on the basement level will be transfer air from adjacent service corridor.
BUILDING MANAGEMENT AND CONTROL SYSTEM
1. A microprocessor-based, direct digital control, building management system will be provided to monitor, control and optimize
the operation of the Heating, Ventilating and Air Conditioning systems. These will include the following monitoring points:
a. Hot water, supply and return temperatures.
b. Outside air flow for ventilation units.
c. Outside air temperature, humidity and carbon dioxide levels.
d. Selected space temperatures, humidity levels, and carbon dioxide levels.
e. Operating status and fault alarms for all Heating, Ventilating and Air Conditioning equipment.
f. Water leak detection for Fan Coil Units.
g. Filter high differential pressure detection for dirty filter indication.
2. The system will provide the following control functions:
a. Programmed start/stop of all Heating, Ventilating and Air Conditioning systems and equipment.
b. Lead/lag control of pumps and boilers
c. Control point adjustment of supply air temperatures for air supply system.
d. Outside air system control.
e. Control point adjustment of hot water supply temperature for boiler system.
f. Variable speed fan and pump controls.
3. Alarms will be provided for key elements in the Mechanical Systems including equipment fault alarms, control point deviation,
and leak detection. Alarms will be annunciated at the operator’s workstation and issued remotely to authorized users.
4. Energy management software will be provided to continuously optimize equipment performance, utilizing such applications as
optimal start & stop, demand controlled ventilation, and temperature reset.
5. The BMS will be programmed for preventive maintenance scheduling of Heating, Ventilating and Air Conditioning equipment.
6. An operator’s workstation will serve as the on-site graphical user interface (GUI) for day-to-day system operation including
command entry, information management, alarm management, and reporting. Authorized users will be able to remotely
access the BMS via the Internet.
7. SMART Strategy: The BMS shall be capable of reading/writing to an Integrated Automation Platform analytics engine,
functionality to be determined based on strategy to be coordinated with Owner and per recommendations put forth in the
Interactive Web-based SMART Vision Map.
a. The BMS shall be capable of accepting on/off enable control and setpoint adjustments from the Integrated Automation
platform.
