4 ELECTRICAL SYSTEMS
4.1 CODES
The electrical system throughout the building will be designed to provide an electrical service and distribution system of adequate
capacity and protection required for a Class ‘A’ office building. Design for the installation of the electrical systems will be governed
by and meet the requirements of the 2008 National Electrical Code with New York City Amendments, National Fire Protection
Association (NFPA), 2014 New York City Building Code (NYCBC), 2016 New York City Energy Code (NYCECC), New York City Fire
Department and all local laws having jurisdiction.
4.2 DESIGN CRITERIA
A. Illumination for back of house spaces:
1. Corridors (back-of-house) 15 fc
2. Stairways and Passageways 10 fc
3. Mechanical/Electrical Rooms 25 fc
4. Storage Areas 20 fc
B. Electric Power Density Criteria
1. Base Building Lighting and Receptacles (Back-of-House) 3.0 VA/sq.ft.
2. Office Spaces 6.0 VA/sq.ft.
3. Amenity Spaces 15 VA/sq.ft.
4. Retail Spaces 30 VA/sq.ft.
C. Utilization Voltages:
1. Motors 1/2 HP and greater 208 volt and 480 volt, 3 phase
2. Under ½ HP 120 volt, 1 phase
3. General 20A Convenience Receptacles 120 volt, 1 phase
4. Special Receptacles: as required
5. Office/General Lighting 120 volt, 1 phase
4.3 SYSTEM DESCRIPTION
4.3.1 GENERAL
1. The electrical installation will include the following:
a. Electrical service will be provided by Con Edison via sidewalk installed transformers (subject to confirmation by Con
Edison).
b. Switchboards, transformers, bus ducts, panelboards and associated electrical equipment for the distribution of power
throughout the building.
c. Emergency generator, automatic transfer switches, and switchboards to support life safety and essential building loads.
d. Light fixtures and lighting controls.
