7  LIGHTING





        7.1  GENERAL DESCRIPTION
            A.  Lighting will be designed to highlight the unique architectural features of the building while contributing to the creation
               of a dynamic center for innovation and collaboration.
            B.   Interior lighting will enhance the exterior nighttime view by being integrated into living room ceilings and spaced to
               align with structural members 25’ on center within the tenant spaces.  Unique architectural materials and elements will be
               highlighted.  Decorative light fixtures will be utilized to create areas of intimacy and interest.
            C.  The roof terrace will be illuminated to provide flexibility of use with lighting contributing to areas of calm and areas of
               energy and movement.  The roof terrace canopy will be uplighted and be provided with smaller scale marker lights to
               create a unique appearance.
            D.  Lighting at the rear terrace will illuminate vertical surfaces and the seating area to help create a welcoming and safe urban
               environment.
            E.  Lighting will emanate from the interior to create a feeling of an open indoor/outdoor experience at the building entries.
            F.  The lighting system will be designed to provide high quality lighting that is glare-free, flexible and easily adjusted for user
               comfort and ease of use.
            G.  Color tuning light sources may be utilized in key tenant spaces where time of day changes to light levels, spectrum and
               circadian lighting are desired.  The color changing lighting system at the living rooms will be controlled automatically to
               provide a changing environment.
            H.  A network of light fixture integrated multisensors will monitor project area use and provide data back to the connected
               building control system.
            I.  Daylight zones will be optimized to reduce lighting energy use and to control lighting seamlessly during daylight hours.

            J.  Lighting control will be provided via a combination of local override switches, preset control stations, occupancy and
               vacancy sensors and a networked timeclock based lighting control system.
            K.  Light sources will utilize high quality LED light sources that provide a color rendering index (CRI) of at least 80, long life of
               30,000 to 50,00 hours and energy efficacy of at least 80 lumens per watt.
            L.  Light levels will be designed to meet industry best practices and to follow IESNA light level recommendations.
            M.  Lighting power density and lighting controls will be designed to meet and exceed New York City energy code
               requirements and assist the project in obtaining LEED Gold Certification.
