DESIGNER’S SERVICES AND


    RESPONSIBILITIES



    |GENERAL INFORMATION|



    eight twenty-8 DESIGN, LLC (828) proposes to provide full and comprehensive Interior Design services and
    furnishings procurement for Wesleyan Homes, Inc. (Owner), for the expansion of their Wesleyan
    Community located in Georgetown, TX.  It is the intent to provide design services for all phases at one
    time, however the construction and procurement of the project may stagger to a schedule to be
    determined.  828 will work in partnership to outline the design responsibilities to ensure there is no scope
    gap for the Owner from the design coordination/services between interiors and architecture.  PRDG will
    be the architect of record for this project and will seal all drawings.  They will provide the Interior Designer
    with a REVIT central model as a base for Interior Designer to prepare supplementary drawings, details and
    schedules.  Details of the Scope of Work to be provided by 828 are as follows:

    CONCEPTUAL / SCHEMATIC DESIGN PHASE
    1. 828 shall participate in a “Project Kick-Off” meeting with Developer & Owner/Operator, to partake in
        program review and recommendations, in conjunction with Architect, to establish design,
        functionality and budget criteria, and interior architectural concepts.
    2. Interiors review of current architectural design and style direction with Architect and the Owner.
    3. Develop with Architect, a working “Deliverables Matrix” that identifies what each discipline is
        responsible for delivering.
    4. Coordinate interior IDEAS, compliments & comments on Architect’s concept and schematic plans.
    5. Reconcile space program sizes with furniture needed (furniture test fits) to satisfy the Owner’s
        expected use of the spaces based on conceptual layouts prepared by Architect to provide FIT plan.
    6. Prepare preliminary FF&E budgets based on schematic plan.
    7. Prepare initial budgets by building component through room by room finishes narrative for
        preliminary project budgeting to work towards initial GMP to include a hierarchy of high, medium and
        low impact areas to reflect in material allowances.
    8. 828’s preliminary interior design style direction and finish design concepts will be reviewed and
        approved by Owner.
    9. Submit schematic design package of drawings including approved conceptual imagery, updated room
        by room finishes narrative, including decorative lighting allowances, furnishings plan, furnishings
        budget and any other items to support Precon estimating.
    10. Two, 1-day, 2-person meeting is included in the base fee.

    11. One presentation of the preliminary interior finish palette to the Board and design team.
