DESIGN DEVELOPMENT PHASE
1. 828 to coordinate with Architect to develop a seamless design between the exterior and interior
spaces, based on approved schematic design and budget package.
2. Prepare illustration sketches and presentation materials that further develops the level of quality of
the design incorporating comments from the Owner on the schematic concepts' boards. The
Interior Designer will begin to incorporate a few schematic photos of furniture and fabrics to
present and obtain validation of the design direction of all interior selections and furnishings.
3. Design/Sketch comments to be coordinated with Architect & MEP to develop reflected ceiling
design. 828 shall mark-up the RCP base sheets for sketch comments and design intent to
coordinate with other disciplines as required.
4. Decorative lighting to be selected and specified by the Interior Designer. Coordination of locations
will be identified on reflected ceiling plan by Interior Designer, held by Architect.
5. Lighting specifications and photometric data will be coordinated with consulting Engineer and
Architect as req’d. Compliance with minimum illumination requirements and photo metrics analysis
will be provided by the consulting engineer.
6. Review and comment on the Architect’s electrical and communication plans, in coordination with
all furniture layouts, to confirm locations of electrical outlets, floor outlets, telephone, etc.
7. Review and coordinate with mechanical, plumbing and food service disciplines regarding viewable
elements in occupied spaces that will be selected and coordinated with the Interior Designer.
8. The Interior Designer to provide “clean wall” plans for public areas to incorporate into the
documents to save space for certain design items. The “clean wall” indicates that Designer is
asking to reserve this space for an interior design items, so the other consultants will be aware of
this when locating/installing fire strobes, interior signage, etc.
9. 828 shall provide details necessary for the execution of the special interior millwork and
documentation on “Design Development” for the Owner to use to obtain guaranteed maximum
pricing. Interior sheets submitted are not limited to the following: interior finish plans, master list
of finish schedule, furniture plans, wall protection plans, millwork & key elevations, interior
architectural trim details.
10. Plumbing fixture selections to be coordinated with appropriate discipline as required. Designer to
comment on style and finish to ensure design aesthetic approved by the Owner.
11. Provide one set of value engineered revisions (no greater than 10% of Interior Designer efforts
adding or deducting scope) to the documents as necessary to maintain the budgets established in
the final bid. Additional changes after initial approval will be billed hourly or agreed upon flat fee.
12. Revise FFE Budgets for furniture, furnishings, artwork and select equipment to include adding more
detail to placeholder line items commensurate with the established level of design.
13. Work with Owner, Developer and Contractor to determine material selections, delivering product
samples to the marketing office and creating up to 3 “Select Series” design palettes for approval.
14. Coordinate with virtual rendering and marketing consultants to deliver plans and material
selections to produce interior/exterior virtual tours and collateral as outlined in the à la carte menu
15. Coordinate up to 3 high quality interior renderings as outlined in the à la carte menu of services.
16. Two, 1-day, 2-person design review meetings are included in the base fee.
17. One, 1-day, 2-person designer presentation are included in the base fee.
DESIGN
18. One presentation of the interior design finishes and design to the Board and design team.
19. Marketing support to produce IL apartment floor plans.
