CONSTRUCTION BIDDING & ADMIN PHASE
1. Assist the Pre-Construction Manager with questions during pricing for those items included in the
General Construction package.
2. If necessary, adjust documents (per Owner request) in the form of interpretations or substitutions
before the closing date for bid submission.
3. Issue any changes or addenda that result from the inquiry to all bidders under direction of the
Owner.
4. Review any substitutions should any of the bidders wish to substitute materials or services
otherwise specified in the bidding documents.
5. Attend pre-bid meetings if necessary, respond to contractor questions during the bid period, review
bids, and proposals with the Owner. Make recommendations regarding project budget.
6. If value engineering is required, scope services will be negotiated as required by Owner.
7. Provide response to RFI’s and change order requests that arise during the construction process
from the contractor relating to interior finishes.
8. Provide timely review of product data, shop drawings and sample submittals submitted that relate
to 828’s interior finishes and design.
9. All “Construction Administration” correspondence during this phase will be filtered through the
Architect.
10. Flame spread certificates for all finishes shall be provided in an organized manner at project
completion to meet all licensure requirements, as needed.
11. Provide (2) electronic sets of material/finish specifications “binders” to Owner to be installed in the
projected and updated upon completion of the work.
12. Prepare a punch list of items requiring additional attention from the contractor during site visits.
13. Construction Administration design fees are developed with and estimated fee allowance amount.
Once that fee has been exhausted, it will be invoiced on an hourly basis. If additional time is
required to complete the requested services, a new estimated fee amount will be developed and
presented for Owner approval.
14. Construction observation, to ensure the interiors program, construction and installation is
implemented in accordance with the approved design and quality standards expected.
15. Coordinate with General Contractor in preparing and Independent Living resident personalization
program. Deliver product samples to marketing office.
16. Five 1-day, 2-person meetings to the project site are included in our base fee. Visits are described
below as including:
1) During the stud framing, prior to contractor rough-ins on power/data and HVAC
2) During the initial finish installation
3) During the trim and millwork installation
4) Intermediate design review at the designer’s discretion
5) Overall review (punch) as the construction is being completed to ensure the portion of the
DESIGN
work observed will be in accordance with the Contract Documents.
