CONSTRUCTION DOCUMENTS PHASE



     1. Confirm approved design development documentation from Owner & review all changes if incurred
        during GMP pricing.
     2. Finalize with architectural, electrical, mechanical, plumbing and food service disciplines regarding
        viewable elements in occupied spaces that are specified by Interior Designer.
     3. Coordination and sketch comments to Architect and MEP consultant on location of wall devices so
        there is no interruption with artwork and furniture.
     4. Prepare complete contract documents for each program element in interior scope to include
        construction drawings and finish specifications ready for permitting, pricing and construction.
        Documentation to be compiled into the construction documents issued to the Construction
        Manager/General Contractor.
     5. Ensure coordination with General Contractor in preparing and Independent Living Resident
        Personalization Program if applicable.
     6. Coordinate the design of interior building signage.  Procurement and installation will be handled in
        as part of the FF&E package deliverables, handled in a separate contract.
     7. Ownership of the electronic documents and design, and the right/ability to reuse/distribute these
        documents for the Owners use, as they see fit.
     8. Update cost estimate to reflect final selections for furniture, furnishings, equipment and artwork
        eliminating all use of placeholders.
     9. Preparation of leasing office marketing boards, appropriately displaying scheduled colors and
        materials, and assembly of binder format for all levels of care as outlined in à la carte menu of
        services.
     10. Two, 2-day, 2-person design review meetings are included in the base fee.
