PROCURE
| GENERAL INFORMATION | 828’s procurement service is self-performed, including full time
828 procurement coordinators. The installation is provided through careful selection that includes
professional installers with whom we have partnered in the past or have been referred to. No day
laborers are used for any of our installations. To obtain the best price for our clients we negotiate
buying agreements direct with the manufacturers to ensure we obtain the best price for you. Any
savings incurred are passed on to the Owner.
FURNISHINGS PROCUREMENT & INSTALLATION SERVICES
1. 828 will develop the FF&E Budget for the Owners review and approval during each
subsequent design phase. Furniture budgets will be reviewed before the commencement of
purchasing to provide for any price increases since the original budget was completed and/or
allowances planned for.
2. Procure all merchandise approved directly with manufacturers, provide warehousing (in
temperature-controlled environment), inspection and acceptance of the items specified.
3. Return or repair items as necessary in preparation for installation.
4. Monitor and update status of orders and provide Owner with updated delivery information.
5. Administer the installation of all specified items. Provide installation teams and coordinate
the installation process.
6. All furnishings are purchased at wholesale prices by 828 without any mark-up.
7. Procurement Services fee is a fixed professional services fee based on the size and complexity
of the project.
8. A 3-Phased installation is anticipated and shall be planned for with (1) Welcome Center, (1)
Independent Living, following (1) Skilled Nursing / Memory Care expansion installation. This
will be confirmed with the progression of the project and scheduling assistance from the
preconstruction consultant.
9. Bar coding furnishings to be taken place on-site at final installation to be conducted as an
additional service outlined in the à la carte menu of services.
10. Provide (2) electronic sets of furnishings specifications “binders” to Owner to be installed in
the projected and updated upon completion of the work.
11. Furnishings procurement and installation services are secured in a separate agreement at time
of purchase transaction.
FEES: Our procurement fee would be 8% of the of merchandise (and related soft cost) purchased
at one time. Soft costs including freight, installation, warehousing, installation, purchasing, and any
cost associated with the procurement vary depending upon the size of the owner’s project and
budget requirements. Once the schematic design has been established, 828 would develop a
preliminary furnishings budget for your approval at which time the soft costs mentioned above can
be appropriately estimated.
