5.1 Recreational Facilities. A description of the recreational facilities , if any,
included within the Condominium.
5.2 Parking. The number of covered, uncovered or enclosed parking spaces, if any,
including those described in Article 7.
ARTICLE 6. DESCRIPTION OF COMMON ELEMENTS
Except as otherwise specifically allocated by the provisions of Article 7 or other
provisions of this Declaration or amendments hereto, the Common Elements consist of all
portions of the Condominium except Units (as defined in Articles 3 and 4 and depicted on the
Survey Map and Plans), including:
6.1 The land described in Exhibit A;
6.2 The roofs, walls, foundations, studding, JOIsts, beams, supports, main walls
(excluding only non-bearing interior partitions of Units, if any), pipes, conduits, and wires,
wherever they may be located whether in pmtitions or otherwise, and any awnings, and all other
structural parts of the buildings, to the interior surfaces of the Units' perimeter walls, floors,
ceilings, windows, and doors;
6.3 The roadways and driving areas which provide access to the Limited Common
Areas for parking and to the Units;
6.4 The greens, landscaped areas and walkways which surround and provide access to
the buildings or are used for recreational purposes around the pool, and the pool itself and related
equipment and telmis courts;
6.5 The Cabana and its interior appurtenances;
6.6 The balcony walkways and stairs on the west faces of Buildings "A" and "B"; and
6.7 Celtain items which would ordinarily be considered Common Areas but which
functionally serve a single Unit, such as but not limited to screen doors, window screens,
awnings, stOlm windows, planter boxes, antennae, and the like, may pursuant to decision of the
Association and specification in the Bylaws, be designated as private or individual items to be
furnished and maintained at individual expense in good order according to standards set and
requirements set by the Board by rule or regulation.
ARTICLE 7. DESCRIPTION OF LIMITED COMMON ELEMENTS
The Limited Common Elements are allocated for the exclusive use of the Owner or
Owners of the Unit or Units to which they are allocated, provided by law or other provisions of
the Declaration or amendments thereto. A description of the Limited Common Elements, stating
to which Units their use is reserved is set forth on the attached Exhibit C, including the
