4.7.9 Testing and Completion
Upon completion of the installations, all must be
fully tested and proved, including airflows. The
Contractor must produce an Operating and
Maintenance Manual containing:
• Details of all equipment supplied,
• A record drawing of the complete
mechanical services installation
• Copies of all Test Certificates.
• Maintenance Schedules based on the
manufacturer’s recommendations
For projects in England and Wales, the HVAC
contractor shall also demonstrate compliance
with Building Regulations Approved Documents
L2A & L2B. This will include:
• Provision of details of the efficiency and
controls of heating, cooling and ventilation
systems in accordance with the Non-
Domestic Heating, Cooling and Ventilation
compliance Guide (2006).
• Provision of commissioning certificates
including air leakage test on the ductwork.
The contractor shall provide a typical 12
months spare filters for mechanical supply air
installations.
It is the contractors responsibility to ensure that
all warranties are registered with the relevant
manufacturers and suppliers. The contractor
must also provide the Franchisee with a record
of the installation so that an F gas record can
be kept containing information on quantity/
type of gas on installation, quantity/type of gas
added during maintenance, dates and results
of mandatory leak checks etc.
