C. HOW CAN YOU TELL WHEN THE GENERAL CONTRACTOR HAS PROVIDED A NOTES:
GOOD SCHEDULE?
A good schedule has the following characteristics:
Appropriate number of line items to reflect the complexity of the job
The schedule is complete: it comprises the entire scope of the project,
meaning that no elements are left out, and all change orders are
incorporated into the schedule
It is a full term schedule: the schedule begins on the notice to proceed
date and is completed according to the contractual dates
Meets the contractual requirements: the schedule should comply with
the contract milestones and with the level of detail required by the
contract
Has activity durations that are reasonable: durations should be based
on quantities and resource availability (labor, equipment, material) and
be adjusted according to the site conditions
Has well defined activity relationships
The critical path makes sense: review the critical path to make sure that
the activities in the current critical path should be there
Procurement and material delivery information are included: it is
important to understand the conditions of delivery and cross-check with
the construction schedule
The schedule is resource loaded: including the manpower in the
schedule allows managers to check whether the schedule makes sense
or if there is a concentration of people in the same area leading to
diminishing returns
