The elevational treatment of the proposed development has regard to this context,
               interpreting it in a modern interpretation, using high quality materials and detailing. It
               is intended that red brick will be the predominant wall finish, with careful
               consideration to be given to brick selection and also making use of horizontal
               detailing to emphasise the unity of the terraces of houses. The houses have granite
               plinths and window & door surrounds while pitched roofs are finished with slate.

               The use of granite in the context is reflected in the use of granite paving & kerbing
               throughout the landscape scheme, and also in the use of stone/fibre cement/similar
               panels, in colour & texture evoking granite, on the apartment buildings.


               ELEVATION STRATEGY
               HOUSES

               The approach to the terraced three storey houses is taken from their context, in
               particular the two-storey plus attic semi-detached houses on lona Road and Lindsay
               Road. Some of these have prominent two-storey bay windows with masonry piers,
               windows which are the same width at different levels, and recessed front doors with
               detailed surround. Type 1 houses are 5 bed, Type 2 are 4 bed and Type 3 are 5 bed.

               The houses have a modern interpretation of a traditional design referencing the local
               material palette. They have recessed front doors emphasised using the stone/fibre
               cement/similar surrounds. The use of horizontal stone detailing across the façade
               and exposed side elevations is consistent with similar granite detailing used in the
               surrounding context.

               ELEVATION STRATEGY
               APARTMENTS

               The Apartment Blocks also use materials based on those prominent in the
               surrounding context, in particular red brick and stone/fibre cement panels, in colour
               and texture evoking granite.

               They relate to the houses in their use of similarly proportioned openings, dark
               coloured windows and doors with matching stone trim.  The buildings use a frame
               device which gives additional layering, depth and shadow to the facades and helps
               to break down the scale of the blocks, whilst referencing the treatment of the houses
               in the scheme. Varied roofscapes are proposed with pressed metal trimming and
               panelling with stone work detailing similar to those of the proposed houses .
