landscape amenities of the National Botanic Gardens, Glasnevin Cemetery and the
Royal Canal.
Houses are located along the main spine road, organised in terraces which knit into
the existing urban grain of the area. In addition to setbacks from the site boundaries,
all houses are located so that their rear gardens are in excess of 75m2, in order to
provide a satisfactory level of amenity for their occupants.
Five linear apartment blocks, A, B, C, D & E are organised on a north-south axis, so
that in general apartments are east or west-facing. 50% of apartments have a dual
aspect and all balconies meet or exceed the required private open space standards.
Any single aspect apartments are east, west or south-facing. Two shared raised
landscaped courtyards of c. 808m2 each are provided between Blocks B/C and D/E
for the use of all the apartment residents.
SITE LAYOUT
CIRCULATION/HOMEZONES
The proposed development has regard to the principles set out in the Design Manual
for Urban Roads and Streets in order to provide safe, attractive and comfortable
streets where pedestrians have priority over vehicles.
On entering the development, the entrance plaza has a water feature and a small
cafe with terrace employing paving patterns and other landscaping devices to
indicate vehicular circulation areas as distinct from pedestrian/seating zones.
