The main circulation route through the site could potentially be extended to link to the
               existing lona Crescent entrance to the east of the adjoining site, improving overall
               east-west permeability.

               The public open space at the centre of the site could form port of a future larger
               green space containing the brick chimney stack. The access road to the east of the
               proposed development could also be extended to the north.

               A landscaped plaza at the Botanic Road site entrance has the potential to be linked
               to the forecourt of the Players Factory to the north, should
               development/enhancement of this area be carried out in the future. It could also be
               possible to have a road connection at this point, depending on the layout of any
               future development on the adjoining site.


               SITE STRATEGY
               HEIGHTS

               The proposed heights of the houses take influence from the surrounding buildings,
               whilst taking account of permissible heights in the current development plan in the
               absence of on adopted LAP. The three storey housing which lines the southern and
               eastern boundaries of the site is a modern interpretation of the existing two
               storey/two storey + attic terraced & semi-detached housing along
               Iona Road and lona Park.

               Buildings on Botanic Road are generally two storeys, with the occasional three
               storey, and a recent apartment block on the junction of Botanic Road and Prospect
               Way across the road from the site at three storeys with a fourth setback floor.
               Proposed Block A facing Botanic Road does not increase the height of the currently
               approved building and actually has a reduction in its bulk.

               Buildings in the centre of the proposed development are in line the 19m height
               identified in the Dublin City Development Plan 2016-2022.


               SITE LAYOUT
               SITE PLAN

               Public open space of c. 2,046m2 (c. 10% gross site area) is provided to the south of
               the brick chimney stack and to the east of the proposed development. The parks are
               well overlooked, easily accessible and designed to taking-in-charge standards, with
               the possibility to be extended to the north should development take place on the
               adjoining site. Residents will also be within a few minutes’ walk of the significant
