The site is well served by public transport with a choice of nearby bus stops serving
both the City Centre and Finglas & Ballymun, and is within easy walking distance of
local shops & other services, in particular at Hart's Corner. Drumcondra DART
Station is approximately 15 minutes walk away. The Planned Luas Cross City station
of Cabra is within 1 Km of the site.
SITE ANALYSIS
OPPORTUNITIES & CONSTRAINTS
The main access to the site should be moved as far north as possible, away from the
busy junction of Botanic Road & Prospect Way, so as not to adversely affect traffic
flow. This has the added advantage of increasing the setback distance of new
buildings on Botanic Road from the Protected Structure on the site to the north.
