New CAPEX projects at 288 Bishopsgate, 78 Pall Mall, 53 Davies Street and
1 Cornhill are planned and will commence once our new Design & Build panel
has been finalised. Previously, the contractors we have used on new building
fit-outs and refurbishments have changed regularly. Going forward, we will
select just three firms who will be part of a new panel that handles all work.
This selection process will be complete by the end of February. As part of
the process and to ensure consistency across the portfolio, a set of Brand
Standards will be drawn up and applied to all new schemes. The intention
is not to move away from our largely unbranded offering but instead to
thread some consistent themes through all buildings. We will be working
closely with our new Design & Build panel and Brand Agency in determining
the new standards.
Acquisition Strategy
We have been working closely with our new owners in determining the
future acquisition strategy. This will continue to concentrate on prime
Central London, with a particular focus on Victoria, Noho, Fitzrovia,
Tottenham Court Road area, Soho, Covent Garden and East Mayfair.
We will be considering a range of acquisition structures, including buying
freeholds and exploring new management agreements with selected
landlords.
