What Your Agent Isn't Telling You...
Things Home Inspectors Will Never Find...
The usual suspect areas like sewer lines, attic gables,
foundation, electrical, structural, heating & ventilation (HVAC)
systems harbor the most hidden problem areas in houses. It is
extremely important to have these areas inspected by a
professional that actually works in each of those elds because
most ‘inspectors’ are merely laymen that are taught to look for
certain obvious things that stand out.
But if they are in doubt about something they mark ‘need to
consult a professional’ on their inspection sheet, which is
legalese for ‘I don’t know what I’m looking at.’ Getting a proper
inspection done could cost you a couple hundred dollars, not to
mention the repair costs (if any) that you may have as a seller.
Also as a buyer, to get a proper inspection on every house that
you are interested in can get pretty costly as well if you are
undecided between more than one property. I don’t mean to bash
anyone but most Realtors are fully aware that this is a reality for
their clients but they simply chalk it up as part of the
buying/ selling process.
