1 COMMUNITY CLASSIFICATION
1.1 This community is classified as Housing For Older Persons which provides that one
person must be 55 years of age or older, and no other in the same household may be
under 45 years of age except as proscribed by law.
1.2 Prospective Homeowners will be required to provide proof of their birthdates before
management will approve their residency. In addition, Homeowners are required to
provide birthdates to management when it conducts surveys required by Federal
requirements in order to preserve the community's age 55+ status.
2 STANDARDS AND EQUIPMENT
2.1 All mobilehomes will be subject to approval of the management prior to entering the
community or remaining in the community upon transfer of ownership consistent with
Civil Code Section 798.73 and 798.74.
2.2 Complete skirting, awnings, landscaping, and a carport are required within sixty (60)
days of occupancy. All necessary local permits must be obtained as well as approval of
management prior to installation. Carports shall be no smaller than ten (10) feet by thirty
(30) feet. Landscaping shall, in general, conform with other community landscaping.
2.3 Each mobilehome must be kept in good repair, including a clean, painted and attractive
exterior. Skirting must not be dented or missing, support stanchions must not be
damaged or bent, and stairs and railings must be secure and sound. Storage sheds
must be kept in good repair and painted.
2.4 Electrical wiring and plumbing must meet both state, local and community rule
requirements.
2.5 All mobile homes entering the community after the effective date of these guidelines
shall have all hitches removed and any gap area restored. Wheels and tires must be
maintained pursuant to State Law.
2.6 Utility connections from the mobilehome to the utility pedestal are the responsibility of
the Homeowner and must be installed and maintained in accordance with local code
requirements. Initial installation and any changes must be approved by Management.
2.7 The electrical pedestal shall only service the primary electrical panel of the home. All
secondary connections for items such as sheds, air conditioners, heat pumps, spas or
such other accessories require a dedicated circuit on the electrical panel of the home;
wiring for these items may not be run directly from the community pedestal. Total
electrical loads from the pedestal to a space may not exceed 100 amps. Unless these
conditions are met, any existing electrical service not in compliance with this rule must
be removed within 10 days written notice by management.
3 SPACE MAINTENANCE
3.1 All Homeowners must maintain their home, space and all applicable buildings in
compliance with Community, local, state and federal housing and health codes.
3.2 Homeowners must keep their spaces in a clean, neat, well-kept and attractive condition.
Bottles cans, boxes, appliances, equipment, debris or other items of any type shall not
be stored outside, on, or beneath the mobile home, deck, stoop or patio. All other items
such as containers, tools, brooms, lawn mowers, tires, lumber, etc. are to be stored in
the home or storage shed. The space includes but isn't limited to yards, gutters in front
of the homesite, all landscaping, structures, improvements and other things attached to
or placed on the homesite.
