3.17 No Homeowner shall tamper with any of the electrical, plumbing, cable, sewer, water or
other utility or mechanical systems of the community.
3.18 No posts of any kind are to be driven into the ground or holes dug without consulting the
manager because of the danger to and from underground utilities. Homeowners will be
held responsible for any damage they cause to underground utilities.
3.19 No toxic materials, other than normal quantities of household items, shall be stored on
or about the space. Homeowner shall be responsible and liable for any toxic and/or
hazardous waste they generate on their space or within the Community. Homeowners
should acquaint themselves with the local hazardous waste disposal sites in the vicinity.
Any cost and/or attorney fees sustained by Management in the enforcement of this rule
will be the Homeowner's responsibility.
3.20 Lot line markers may not be moved or obscured from view.
3.21 Homeowner shall identify the street number of their space by attaching 4” or larger
numerals to the street side exposure of the home. Numerals shall be clearly visible and
not obscured by vegetation.
3.22 No appliances shall be kept outside the mobilehome.
3.23 No towels, rugs, wearing apparel or laundry may be hung outside the mobilehome.
4 ADDITIONS AND IMPROVEMENTS
4.1 All additions, installations or changes to homes and home accessories including but not
limited to masonry work, trellises, awnings, storage sheds, shade screens, skirting,
carports and porches and other structural additions and/or improvements relating to the
mobilehome or space landscaping must receive prior written approval from the
management after submission of drawings and/or sketches of proposed additions. Prior
to painting a home the Homeowner must receive written color approval from
management. Colors must be muted or earth tones and must be consistent with
predominant color schemes within the community.
4.2 All appropriate permits must be obtained by the Homeowner from appropriate local
government agencies prior to commencement of work, and all work on any single
project must be completed within thirty (30) days unless alternative arrangements have
been made with the management.
4.3 An unobstructed perimeter space of no less than three (3) feet from the lot line shall be
maintained unless prior written approval from management has been secured.
4.4 No storage shed may exceed ten x twelve feet x ten feet high or 120 square feet in
dimension. Two storage sheds are allowed per space but must comprise no more than
120 square feet. All storage sheds will be located in the rear on the carport side of
mobilehome. Wood sheds are permitted only if constructed of fire resistant material.
No homemade storage sheds will be allowed without prior written approval of
management.
4.5 Written approval from management must be obtained before any installation of
electrical service may be made to a storage shed. Homeowner must obtain the
appropriate permits and installation must be made by a licensed electrical contractor. A
dedicated circuit on the electrical panel of the home is required. Wiring may not be run
from the community pedestal. No extension cords may be used.
4.6 Installation of spas or hot tubs may be permitted in the sole discretion of Management.
All such installations must be in accordance with local building and safety codes and the
Homeowner must obtain all appropriate permits. A dedicated circuit on the electrical
