panel of the home is required. When not in use, the spa or tub must have a full cover
locked in place. Homeowner assumes all liability with respect to the spa or tub.
4.7 Heat pumps and/or air conditioners are to be located on concrete or approved bases at
the rear of the carport side of the residence.
4.8 Standard yard and patio furniture, barbecue equipment, outdoor carpet, and approved
fuel storage equipment are the only items permitted outside of the mobilehome.
4.9 Tarps, plastic sheeting, roll up and bamboo blinds are not permitted on the exterior of a
home. Materials used to provide windbreaks and seasonal shade such as shade cloth
or enviroshades must have prior approval of management. Installation of corrugated
panels will not be permitted for exterior screening of the home or the carport.
4.10 State law prohibits storage of materials, other than wheels and axles, underneath a
mobilehome.
4.11 Community is not liable for any shifting, settlement or erosion of ground.
4.12 No mobilehome will be allowed to sell until above rules are complied with.
5 SATELLITE DISHES AND ANTENNAS
5.1 No exterior radio or television antennas or dishes, or similar items may be erected on
the home or the space except in compliance with this rule.
5.2 Antennas one meter (+/- 40 inches) or less in diameter or diagonal measurement which
are designed for over-the-air receptions of signals from satellite, wireless cable or
television broadcasting facilities, together with their associated mounting hardware and
mast, if applicable, may be installed subject to the following restrictions:
The installation must not be visible from any other space, the common area or any
street. Landscaping or other means approved by the Community to minimize visibility
without impairing receipt of the signal may be used. If it is necessary to receive an
adequate signal that the installation be visible from another space, the common area or
a street, all components must be painted a color, which will blend into the background
against which it is mounted.
Under no circumstances may a mast be higher than the height necessary to establish
line of sight contact with the transmitter, and in any event, it may be no higher than the
minimum height required by applicable law or regulation.
All location, manner of installation, screening and color must comply with these
restrictions. All installations must be reviewed with the community manager before
actual work is commenced to ensure compliance.
6 FENCING
6.1 No fencing (fixed or portable) or landscape barriers will be allowed within the
Community (landscape barriers ie: shrubbery or landscaping that blocks or impedes
access to or through any space for inspection and/or maintenance of the premises or
utilities or is designed to retain a pet).
6.2 Any existing fencing must be removed prior to sale of mobilehome.
7 UTILITIES, EASEMENTS AND RIGHTS OF WAY
7.1 No permanent or temporary structures may cover, block or impede access to public
utilities.
7.2 Community management reserves use of a six (6) foot easement for service and repair
of utility lines.
