15.6 Prior to completion of the sale, a prospective buyer intending to reside in the community
must complete a "Resident Application Form" provided by the management, and must
be approved for residency in the community in writing by the management.
15.7 Prior written consent of management is required if a mobilehome is to remain in the
community upon sale.
16 RECREATIONAL FACILITIES
16.1 Recreational facilities are provided for the exclusive use of Homeowners and
secondarily for their guests. Management reserves the right to determine if guests are
overcrowding a facility and ask that they refrain from its use until the facility is less
crowded.
16.2 Homeowners are responsible for the conduct of their guests, caregivers, and
companions. Guests, caregivers, and companions must agree to observe all community
rules, and must be accompanied by a Homeowner when using community facilities.
16.3 Rules are posted in the recreational areas and are a part of these Rules and
Regulations, being fully incorporated herein by this reference. Summer and winter
hours for facilities are posted.
16.4 Posted rules must be obeyed by Homeowners and their guests, and may be amended
at management's' discretion.
16.5 It is the Homeowner’s responsibility to restore the facility to its original condition by
cleanup and trash removal and replacing furniture to its normal position. This may
require some sweeping, vacuuming, or mopping of the flooring.
16.6 Certain areas are available for private parties subject to written approval from the
management. Reservations for private parties should be made well in advance of the
proposed date.
16.7 Conduct of guests at parties is the sole responsibility of the Homeowner, and
attendance may not exceed the capacity limit of the facility as required by the Fire
Department.
16.8 Meetings by community Homeowners relating to mobilehome living and affairs are
permitted. Reservations should be scheduled through management well in advance of
the meeting.
16.9 Use of community facilities by a Homeowner that may involve non-homeowners
attendance in the community is subject to reservation and may require execution of an
indemnification agreement. Please contact community manager for forms.
16.10 Sale of alcoholic beverages in or around recreational facilities is not permitted. If
alcoholic beverages are to be consumed at a social event, the Homeowner or group
sponsoring such event shall assume all responsibility with respect thereto and may be
required to execute an indemnification agreement and provide proof of insurance.
16.11 Shoes or sandals and appropriate clothing must be worn in the recreational building.
Homeowners or guests in swimming attire must wear shirts or appropriate cover-ups.
Management reserves the right to revoke the recreational facilities privilege of any
Homeowner who does not comply with the Rules and Regulations immediately.
17 LIABILITY
17.1 Neither the community owner nor the community management is responsible for
damage, injury or loss by accident, theft or fire to either the property or person of
