management consent. A Guest is any person who is not a lawful Homeowner, a person
meeting MRL Section 798.34(b) provisions, or a care giver as described in rule 11.8
below.
11.6 A Homeowner must accompany their guests, caregivers, and companions at all times
while in community and are responsible for their conduct.
11.7 Homeowners who wish to have other persons reside in their homes during their limited
absence must obtain written permission from management.
11.8 Live-in care providers will be allowed subject to a background check; however, a
caregiver shall have no rights to tenancy. The Community is mindful that home health
care or live-in hospice under an approved plan of treatment ordered by the
Homeowner's physician might be necessary. There have been significant abuses in this
area; therefore Management will strictly enforce the provisions of MRL Section 798.34.
11.9 Companions, guests and caregivers have no rights of tenancy.
12 SWIMMING POOL AND SPA
12.1 Hours of operation and rules for use of the swimming pool and spa are posted at the
facilities.
12.2 The pool and spa are to be used exclusively by Homeowners and their guests who
have first registered with the manager and completed and signed a form waiving liability
on the part of the community.
12.3 Homeowners are responsible for the conduct of their guests, caregivers, and
companions. Guests, caregivers, and companions must agree to observe all pool and
spa rules, and must be accompanied by a Homeowner when using community facilities.
Minor guests must be accompanied by an adult Homeowner while in the pool area.
12.4 No one other than management is to tamper with or operate community equipment at
any time.
13 GARBAGE
13.1 Cans and/or containers for garbage and solid waste must comply with standards
established by appropriate health agencies, and are to be furnished by Homeowners,
and kept in good condition. All such cans and/or containers are to be returned to their
regular place of storage at the rear of each mobilehome promptly after pick-up service.
13.2 Community dumpsters are for use by community management only, unless otherwise
specified. When so specified, the dumpsters are to be used for outside debris - not for
household trash and garbage.
13.3 Each Homeowner shall be fully responsible and liable for the proper and legal disposal
of any toxic material or hazardous waste that they generate on their space or within the
community. Homeowners will be liable for any costs of cleanup and/or attorney fees
sustained by management while enforcing this rule.
14 CONDUCT
14.1 Abusive or profane language, verbal and / or physical threats directed toward
Management shall not be permitted.
14.2 Homeowners are responsible for the conduct of their guests, caregivers, and
companions. Guests, caregivers, and companions must agree to observe all community
rules, and must be accompanied by a Homeowner when using community facilities.
14.3 Homeowners are responsible for any damage to Community property or the property of
other Homeowners caused by any animal belonging to a guest of a Homeowner or any
