other such person who is visiting or in the employment of the Homeowner, including
waste and any disturbances or annoyances caused within the Community.
14.4 Disturbing noises are not permitted at any time. Loud talking, radio, stereo and/or
television playing and other noise audible outside a living unit shall cease between the
hours of 10:00 P.M. and 8:00 A.M.
14.5 Actions by any person of any nature which may be dangerous or may create a health
and safety problem or disturb others will be deemed a nuisance and/or substantial
annoyance and are not permitted. This includes, but is not limited to, any unusual,
disturbing or excessive noise, intoxication, quarreling, threatening, fighting, immoral or
illegal conduct, profanity, or rude, boisterous, objectionable or abusive language or
conduct. Persons under the influence of alcohol or any other substance shall not be
permitted in any area of the Community, which is generally open to Homeowners and
guests. Children must always be under the supervision of a responsible adult.
14.6 Radios, televisions, record players, musical instruments and other devices must be
used so as not to disturb others. "Ham" or "C13" radios or other radio transmitters may
be operated in the Community if in compliance with this Rule 14.2 and Rule 5.
14.7 Violations of these noise limitations shall be considered substantial annoyances under
Civil Code Section 798.56 (b) whether or not appropriate law enforcement personnel
are summoned. The community must and will insist upon strict compliance with this
rule and shall maintain the sole right to determine when and whether this regulation is
violated.
14.8 No nuisance or waste is permitted. Persons shall not encroach or trespass on any
Homeowner's space or on any area that is not open for general use by Homeowners
and their guests.
14.9 All community property which is not for the use of Homeowners and guests, including
but not limited to gas, electric, water and sewer connections and other equipment
connected with utility services and tools and equipment of Owner shall be avoided and
not used, tampered or interfered with in any way.
14.10 Firearms will not be discharged within the community or on property owned by the
community. Firearms are to be unloaded at all times while outside of the Homeowner's
home. Firearms include "BB" guns, pellet guns, dart guns, and any other weapon
capable of firing a projectile.
15 SALES AND EXCHANGES
15.1 Any mobilehome sold or exchanged, is subject to removal from the community due to
age or condition pursuant to Civil Code Section 798.73. Spaces are not transferable.
15.2 Homeowners must notify management in writing sixty (60) days prior to the intended
date of sale.
15.3 If the Homeowner desires to leave the home in the community, management will inspect
the mobilehome and notify the Homeowner in writing of any space or mobilehome
conditions that need to be corrected before the sale can take place.
15.4 A twenty-four (24) by eighteen (18) inch "For Sale" sign or such other size as provided
by state mandate may be displayed on the space. A three by five (3x5) inch card may
be filled out by the Homeowner and placed on the bulletin board in the community
designated for such advertising.
15.5 In sole discretion of management limited "Open House" signs and showings and "Real
Estate Caravans" may be allowed up to 4 times per year, with the prior written approval
of management.
