DLP’S AND WARRANTIES









                     • A defects liability period is a set period of time after a construction project has



                            been completed during which a contractor has the right to return to the site to



                            remedy defects.






                     • A typical defects liability period lasts for 12 months (after 1st month and 11th



                            month).







                     • In some service or supply contracts, the DLP may commence from the date of


                            commissioning of the building or may be replaced entirely by a specific warranty.





                     Note:


                     1.      Generally the warranties only covers replacement of equipment and will not cover removal and reinstallation / testing &

                             commissioning and all actual works completed.

                     2.      Operation & Maintenance must be continued throughout the DLP’s and warranties period to ensure warranty remains

                             valid.






                                             DLP process to be established during the construction phase, which shall involve all parties, and be put into

                                             practice to manage the defects liability period. The process shall instigate necessary rectification, and protect


                                             the owner from customer dissatisfaction.
