(Demolition of existing 4 residential plots).
• MC/19/0298 - 76 Station Road, Rainham. Construction of a two storey rear extension
above existing parking area to provide eight residential flats.
• MC/19/1770 - Land South of 1 Lyra Close, Rainham. Construction of six 3-bedroom
houses with associated car barn (demolition of existing storage building).
4.9 The following developments have not been modelled as part of the committed development
scenario. This is due to each development resulting in fewer vehicle movements compared
to the existing use that they are replacing:
• MC/20011342 - Land south of Kent Terrace Canterbury Lane, Rainham.
• MC/17/2298 - 90-92 Station Road, Rainham. Change of use of the existing retail
building (A1) ground floor with retail storage on upper levels to residential (C3)
incorporating alterations to the frontage at ground floor level; construction of a three
storey extension and dormer window to rear to facilitate 7 one bedroomed and 1 two
bedroomed residential flats - demolition of existing single storey rear projection.
• MC/17/3735 - 21 Berengrave Lane, Rainham. Construction of two storey side
extension together with single storey rear extension and installation of dormers to
front and rear to facilitate the change of use of existing care home (use class C2) to
provide 8 Flats with private amenity space, vehicle park and landscaping.
• MC/18/3352 - 249 London Road, Rainham. Change of use from C2 residential Care
home to C3 residential dwellings together with the construction of a part single/part
two storey rear extension; dormers to front and rear; roof lights to sides and first floor
window to side to facilitate the creation of 8 flats with associated parking and cycle
storage - demolition of single storey rear projection.
