2 Existing Transport Conditions
2.1 The Existing Site
2.1.1 The site is located to the east of the village of Newington, approximately 4.5km
to the west of Sittingbourne town centre. The site comprises of an open field and
is highlighted within the local context in Figure 2-1 below.

2.1.1 The site is bound to the east and west by open fields and to the south by horse
paddocks. To the north, the site is bound by a development of 9No. dwellings
constructed by the applicant (known as Eden Meadows) which fronts on to the A2
High Street. Eden Meadows is served from a priority access derived from the A2
with a ghost right turn lane and includes a central spine road that leads to the
application site.
2.2 Local Highway Network
2.2.1 The A2 High Street takes a general north west to south east alignment and has
an approximate width of 8.5 metres, narrowing on entry to Newington village to
approximately 6.0 metres. As part of the Eden Meadows development, a Traffic
Regulation Order (TRO) has been implemented on the A2 to extend the 30mph
speed limit to encompass the site frontage and existing dwellings to the east.
Within the vicinity of the site access, a traffic calming island is provided. This
island has been provided with dropped kerbs and tactile paving as part of the Eden
Meadows scheme, to allow for pedestrian crossing movements to take place.
Continuing into the village, a safety camera is located 160m from the site access.
