2.5 Accessibility
2.5.1 The site enjoys access to a number of local services and facilities within a
reasonable walking distance. These include a primary school, post office,
pharmacy, public house, local shops and public transport links. A summary of the
walk distances to these locations, measured along walking routes and not taken
‘as the crow flies’, is provided in Table 2-2 below.

2.5.2 The walk times provided above are based on a walk speed of 80m per minute, a
figure which is widely used to estimate walk times and used within the London
Based Public Transport Accessibility Level (PTAL) analysis. It aims to provide a
typical average value that estimates it takes 5 minutes to walk 400m, 10 minutes
to walk 800m and so on.
2.5.3 Table 3.2 of the Institution of Highways and Transportation guidance ‘Providing
for Journeys on Foot’ suggests the acceptable walking distances to facilities and
is replicated below in Table 2-3.

2.5.4 It is acknowledged that a majority of the local services are located within the
desirable and acceptable walking distances, the availability of regular bus services
within 450 metres of the site will provide future residents with the opportunity to
access them by a range of sustainable transport modes, in accordance with
national and local planning policy.
2.5.5 Given the details outlined above, it is noted that the proposed development site
is located within an acceptable walking distance of a number of everyday services,
thereby reducing the need for private vehicle travel.
