DEMOLITION
➢ Items marked for salvage: cobblestone pavers at future breezeway, all decorative lighting, farm
st
sink & faucet at existing laundry, all 1 floor powder bath fixtures, door hardware from deleted
doors, gas range, refrigerator, warming drawer, washer & dryer, all stair parts (main stair & but-
ler), and master bedroom mantle.
➢ This scope of work includes the detachment of items marked for salvage. However, TKG does
not guarantee these items as damage may occur during removal.
➢ It is the homeowner’s responsibility to remove salvage items from the home prior to the com-
mencement of demolition.
➢ All demolition waste will be placed into a trash container and hauled away from the property.
➢ All demolition shall be done in accordance with the architectural plans.
➢ At existing butler area, existing built-in cabinet will be demolished.
➢ At existing study, the cabinet (retrofitted) to the right of the fireplace shall be demolished.
➢ At future breezeway area, all landscaping, fence & gate, cobblestone patio, and side-door side-
walk shall be removed (all usable materials shall be stacked for later use by homeowner). This
area shall serve as the primary path for hauling demolition debris from the screened porch
area.
o Note: Replacement sidewalk and future landscaping in this area is not included.
➢ The entire screened porch with concrete slab and the existing mast bath with concrete slab
shall be removed.
Excavation & Foundation
➢ Necessary excavation for a monolithic, steel-reinforced concrete slab foundation is included for
the future additional spaces (master bath / laundry and breezeway) in accordance with the ar-
chitectural plans.
➢ The concrete slab foundations shall be a “turn-down” style foundation and subject to local code
inspection requirements.
➢ All new foundation piers (for specific point loads) shall be constructed in accordance with the
structural plans.
➢ No engineering fees or construction costs are included for technical issues uncovered during
any excavation (e.g. unsuitable soil conditions, underground springs, septic tanks, sink holes,
rock, site grading or drainage issues, etc.).
➢ French drains shall be installed as needed at the perimeter of the slab foundations to handle
surface water and downspout water. Drains will be carried away from the house and daylight
into the back yard using “pop-up” style drain caps.
Rough Structure
FRAMING
➢ All framing shall be done in accordance with the architectural plans and the structural plans.
➢ Structural alterations shall be done in accordance with the structural plans.
