o Once all specialty materials are on hand, an estimate for installation can be provided and
approved through BuilderTrend.
EXTERIOR PAINTING
➢ Painting two coats using exterior acrylic latex (Sherwin Williams Resilience or similar) for the
entire exterior (including siding, windows, all trim, exterior doors, existing gutters and down-
spouts, and radon vent piping).
➢ No exterior staining is included in this scope of work.
➢ This scope of work includes up to FOUR paint colors for exterior elements.
Finishes
WALLS
➢ Install ½” drywall for all new areas and areas directly impacted by renovations according to the
architectural drawings.
➢ Install ½” moisture resistant drywall in the new bathroom areas, and shower & tub areas.
➢ All drywall will be installed, finished, and ready for paint.
➢ Minor existing drywall nail holes or other blemishes will be patched and made ready for paint.
No full-wall skimming is included for any existing walls.
INTERIOR TRIM
➢ Supply and install all trim (baseboard, shoe molding, window casing, and crown molding) in
new construction areas and all areas directly impacted by renovations.
➢ Replacement molding profiles to match existing molding profiles as closely as possible. TKG pro-
ject manager to present proposed moldings to homeowner for approval.
➢ All applied molding shall be paint-grade wood (finger-jointed pine or similar).
➢ Homeowner has agreed to a 5 inch (+/-), one-piece crown molding where applicable in the ren-
ovated upstairs.
➢ Tin ceiling panels (as selected) shall be installed only in a small kitchen inlay over the island (see
email picture from 8/5/19). Remainder of kitchen ceiling to be slick-finished drywall. Tin ceiling
at the master bathroom has been deleted from the scope of work. Labor and materials for this
item are covered by the custom carpentry allowance.

➢ For the family room ceiling, it is necessary to conceal the new structural beam and 2 floor
plumbing drain lines. TKG project manager to coordinate with owner the layout and complete
design of a coffered style ceiling grid system. Since the design and materials are not yet known,
labor and materials for this item are covered by the custom carpentry allowance.
➢ This scope of work anticipates the construction of (1) specialty bookcase door (Zane’s room).
Since the design and materials are not yet known, labor and materials for this item are covered
by the custom carpentry allowance.
➢ Paint-grade wainscoting (36 inch maximum height) shall be installed for the main stairwell walls
(see email picture from 8/5/19). This item (labor & materials) shall be considered an allowance
item.
