➢ Asphalt shingles for new areas will match existing shingles as closely as possible. Some variation
between the weathered existing shingles and new shingles may be visible.
➢ Homeowners to approve asphalt shingle and metal roof materials in BuilderTrend.
➢ 30-pound underlayment shall be installed underneath all roofing materials.
MASONRY
➢ No brick masonry is included in the scope of work.
EXTERIOR DOORS
➢ The historic preservation commission requires the use of a simulated divided light (SDL) or
“grids” in proposed new exterior doors. The dividing bar must be ¾”in width. This requirement
prevents the re-purposing of the existing French-style patio doors.
➢ This scope of work includes the cost of two sets of exterior Monarch brand, SDL, French-style,
full-glass doors as depicted in the architectural drawings.
➢ This scope of work includes the cost of two sets of exterior Monarch brand, SDL, ¾ glass doors
for the breezeway as depicted in the architectural drawings.
➢ For the (2) existing garage doors, this scope of work includes the hardware package and instal-
lation to replicate the look required by the historic preservation commission expects. No new
doors or door systems are included.
➢ All exterior doors shall be handled as an allowance item and all final selections shall be ap-
proved by the homeowner in BuilderTrend.
INSULATION
➢ Install fiberglass batt insulation at all new stud walls, attic walls & ceiling with R values meeting
code minimum requirements.
➢ On-site inspections revealed that the apartment above the garage (walls and ceiling) is mini-
mally insulated with fiberglass insulation. No new insulation is included for this space.
➢ In new construction areas or where existing exterior framing becomes exposed, this scope of
work includes air sealing with 45 yr. siliconized acrylic caulk and low expanding foam in all top
and bottom plates, double studs, rough openings and small cavities.
FIREPLACE
➢ No repairs, alterations, or cleanings are included for any of the existing fireplaces.
➢ At the master bedroom fireplace, the existing mantle shall be removed. A new mantle (pro-
vided by owner) shall be installed. TKG is not responsible for the repair or replacement of stone
surface if damage occurs during the removal of existing mantle.
➢ At the dining room fireplace only, new surround and hearth material shall be applied over the
top of the existing marble (to avoid disturbing the existing mantle if at all possible).
➢ The homeowner wishes to provide specialty surround and mantle materials. Until these materi-
als are provided, the cost to install is unknown. Therefore, this scope of work includes an allow-
ance for all specialty/antique installation.
o To avoid delays, homeowner must provide specialty materials prior to installation.
