➢ The engineer’s recommendations for the bonus room in the attic area have not been made
available to date. Therefore, this scope of work does not include work related to future struc-
tural recommendations for the bonus room in the existing attic space. This work will likely in-
clude new foundation piers, modified first-floor supports (inside the existing walls), bonus room
floor joist system, roof rafters & beams, ridge beam, all associated drywall repairs/millwork re-
placement/painting, and any/all work directly related to forthcoming structural recommenda-
tions.
o Pursuant to the homeowner’s request, this line item shall be handled as a change order to
build contract. Once TKG receives the engineer’s recommendations for this area, a written,
detailed change order (with associated costs and schedule impact) must be approved by the
homeowner.
WINDOWS
➢ Any new windows (in the new area or replacement windows) have been scheduled by the ar-
chitectural drawings.
➢ Monarch brand window specifications have been submitted and approved meeting all historic
zoning requirements.
➢ Windows shall be handled as an allowance item and all final selections shall be approved by the
homeowner in BuilderTrend.
SIDING
➢ All exterior siding shall be done in accordance with the architectural plans.
➢ Siding shall be cementitious lap siding and shake siding (hardi brand or similar) as depicted on
the architectural plans.
➢ Exterior band, window and door trim shall be wood composite trim (miratec or similar).
➢ The eaves and cornice details for the addition shall match the existing as closely as possible.
HVAC
➢ For the main level, supply and install (1) RHEEM brand, 5-ton unit with a 14 seer efficiency rat-
ing, using a Honeywell thermostat with wifi capability.
o 10-year warranty on all parts, 10-year warranty on the compressor, lifetime warranty on the
heat exchanger.
➢ For the upper level, supply and install (1) RHEEM brand, 2.5-ton unit with a 16 seer efficiency
rating, using a Honeywell thermostat with wifi capability.
o 10-year warranty on all parts, 10-year warranty on the compressor, lifetime warranty on the
heat exchanger.
➢ For the garage apartment, it was determined that the existing “hotel-style” unit is insufficient.
This scope of work includes the installation of a Mitsubishi brand “two-in one, mini-split” sys-
tem. The apartment will have two, wall-mounted air handling systems and one exterior conden-
ser unit located at the rear of the garage.
➢ Furnish and install duct work for all baths and kitchen hood exhausts.
➢ Furnish and install dryer duct (2) for the laundry room in accordance with code requirements.
o This duct work will need to be field located.
