Management Overview
Properly managing and maintaining your home along with keeping your family safe is one of the
cornerstones of life. But with our ever‐busy lives, it is something that a lot of us simply don’t have the time
to do to the standard we would like.
The most efficient way to ensure your home is kept in optimum condition is to ensure nothing ever
breaks…Easier said than done!
However, with the use of highly skilled professional tradesmen and by creating ongoing maintenance
schedules for all areas of your home or building, you can significantly reduce the risk of costly, inconvenient
and potentially damaging emergency work.
One often only appreciates things when they don’t work. Our aim is that everything works so well you don’t
even notice it’s there.
To ensure continuity, we have a dedicated single point of contact for each of our clients who has an intimate
knowledge of each property they manage.
Whether it’s your family home, a pied‐a‐terre, or a buy‐to‐let investment, our services are available. Though
the specific service offering changes from property to property, the basic tenet of our offering remains; to
ensure that everything runs as smoothly as possible and retains its integrity, allowing you the time to relax
and experience other more enjoyable aspects of life.
The process of on‐boarding a new asset for management
After our initial instruction, we will ask for a client brief to identify your aspirations for the property and
agree a strategy for how best to achieve the key objectives.
We will then review all relevant paper work, confirm current status, and outline next steps with a road map
of how to get there. Typically, this will involve:
• Specific analysis of the asset in its current form and how it’s placed in the market
• Identifying where it sits within the various refurbishment cycles and identify any asset management
opportunities
• Verifying that the building is appropriately certified and complies with all market and legal
requirements to maximise the revenue flow
Once assessed, we will then either report back to the client and advise on the best way forward, confirm the
initial strategy is still appropriate and meets the client’s expectations; or if instructed, engage the
appropriate professionals directly, to either make improvements or market the building accordingly.
Our services are specific to each of our clients, each project will be assessed individually and the level of
client involvement will also vary depending on project type and position in the current cycle.
If there is a pre‐existing expected set of services and budget in place Lake & Co will confirm which services
can be provided within the scope of the identified budget, and advise which additional services may suit the
project, at what cost and the expected benefits.
