VILLAS AT SAVONA
ADDITIONAL MAINTENANCE RECOMMENDATIONS
These “tips” are included in our close out manual to assist in the maintenance of the
VILLAS AT SAVONA CONDOMINIUM HOA.
If there are any questions to any of the maintenance recommendations, please do not
hesitate to pick up the phone and contact JWC.
GENERAL MAINTENANCE
A well-structured maintenance program can add years to the life of your homes. These
“hints” are not meant to supersede any maintenance recommendations from material
suppliers or manufacturers but to be used in conjunction with those instructions.
Common sense will be your best defense in your battle against time and the harsh
elements. All problems have an origin that can be investigated and repaired. If a
condition of disrepair is caught early, it will be less expensive in the long run. If the
“Semi-Annual” and “Annual inspections posted on the board’s calendar and assign at
least one person to review these recommendations prior to the inspections to refresh
your memory on the maintenance criteria. We recommend that at least two people do
the inspections as the more eyes, the better.
CIVIL REPAIRS
We recommend semi-annual inspections to all site/civil repairs. Ensure the drainage
systems are reviewed with the Associations landscapers to verify that all drain pipes are
open and able to run freely. Due to the high concentration of trees that “shed”,
maintaining a clean avenue for the rain discharge is critical for your system to function
effectively. Pipes that run under sidewalks should be blown out or high-pressure washed
to ensure full flow. Loose stones that are dislodged must be repositioned so that
blockage of the drain canals does not occur. We recommend that a regular schedule of
cleaning (monthly would be best), be set up with your landscaper to ensure that
someone is responsible for clearing the areas of runoff. We recommend that you have
the overall landscape plan reviewed so that irrigation irregularities will be monitored.
