ASPHALT
Although JWC did not assist the HOA in the application of asphalt, please note the
following guidelines for asphalt inspections and care.
Inspect asphalt semi-annually. Check for signs of flaking, pealing, fading, or thinning,
especially at high water traffic areas. Contact JWC to review any areas in question.
Re-seal asphalt surfaces approx. every 3-5 years.

GUTTERS & DOWNSPOUTS
Maintaining clean rain gutters and down spouts are of key importance in directing the
water to the newly installed sumps and drywells. There are some areas that will require
more maintenance than others, based on their proximity to large growth trees. If the
gutters are not maintained, the downspouts may become obstructed, causing them to
overflow and spill over to the rock and ground below. Look for staining or discoloration
that will indicate where water is leaking at seams or joints. Also verify that all
downspouts can discharge effectively. If the downspout or discharge elbows are
crushed, replace them with a similar piece as soon as possible to assure ample water
flow. We recommend installation of gutter screens wherever there is a possibility that
leafs and debris could be trapped in the gutters.
SUMP VAULTS & PUMPS
There is a total of ten (10) sump pumps in the four (4) concrete vaults behind buildings
2, 6, 9, and 13. It is important that these vaults be visually inspected for excessive
debris, silt, or any other large items that may get caught in the pump motor and stop it
from functioning. Each motor is equipped with a disposal style gear that will grate and
reduce most leaf litter and other smaller debris into a type of mulch that will flow out of
the vault with the water that is being pumped away from the building. These vaults
should be visually inspected at least every 3-6 months.
