DECKS AND BALCONIES
During the Semi-Annual Inspections, note any unusual wear patterns or penetrations in
the deck coating, any potted plants that look like they haven’t been moved, any carpets
or extra-large door mats. Any holes in the coating will need to be remedied
immediately to save the substrate. Over time, there will be a build-up of residue. JWC
recommends that a mild solution of dish soap or TSP and water be used to gently scrub
the surface with a soft bristled brush. Then rinse with cool clean water. Avoid placing
and/or watering potted plants on new deck coating. Make sure that all pots have a
watering plate, adequate air flow under them and that they are moved every month so
that the deck has a chance to dry out. Also never cover balconies or entries with carpets
or mats and do not let animals urinate on decks. Homeowners must be aware that patio
tables and chairs sometimes have very small areas of support that rest on the deck
surface. Over time, it can compromise the coating.
EXTERIOR PAINTING
STUCCO
During Semi-Annual Inspections, be aware that any breach in the Insul-Shield Platinum
paint will void the warranty by limiting the paint’s effectiveness (i.e., lawnmower
gouges, furniture scrapes, hooks to hang sun shades, nails, etc.). Make sure that any
areas where the paint has been compromised are re-painted with two coats of Insul-
Shield Platinum Paint. Apply first coat over cleaned surface, then wait until the paint
has “skinned over” and apply the second coat.
All penetrations through the stucco walls must be sealed with a bead of sealant.
Warranty recommends NP1 by Sonneborn. Whenever an electrical plate is removed, for
example, it must be reattached and then sealed with sealant. Any work performed on
any sealed area (air cond., gutter straps, lights, etc.) must be resealed after work is
completed or it will void all paint warranties in that area of repair.
Re-paint stucco surfaces with Insul-Shield Paint in approx. 15 year.
