1. Provide unit protection, removal, repair, and replacement of flooring and cleanup at selected
locations as required.
2. Perform needed slab stabilization repairs.
3. Perform drywall crack repairs and touchup painting at selected worse-case locations.
Pool Area
1. Replace damaged concrete panels at pool area.
Miscellaneous Civil Repairs
1. Demo and replace garage slabs, Buildings 118 & 219.
2. Repair leak at street by Building 8.
3. Modify HVAC at Second Story Units
4. Install backflow protection cages.
5. Replace ceiling insulation at Unit 249.
ARCHITECTURAL
EXTERIOR WALLS AND FOUNDATIONS (PAINTING)
Buildings 1-15
1. Prep and paint all buildings with Nationwide Ultra Kote Weatherproof Painting System.
2. Grind and caulk openings and transition details per specifications.
3. Patch all cracked stucco, replacing selected failing stucco areas.
PRIVATE DECKS
1. Seal all deck surfaces with Crete-Guard by Nationwide Products.
2. Caulk deck to wall transitions as required.
ROOFING
Buildings 1-15
Tile Roofs
Resident Buildings, Clubhouse, Pool Bathroom, Shade Structures, Ramadas
1. Remove existing tiles, felt, wood fur strips, and all roof-related materials to substrate.
2. Replace bad plywood as necessary.
3. Install two layers of Fontana G-40 modified felt.
